How to Spot a Roof Leak Before It Becomes a Disaster (GTA Homeowner Guide)

Last summer, a homeowner in Oakville called us after noticing a small brown circle on their bedroom ceiling. By the time we got up there, water had been sitting in the insulation for at least two months. What could have been a $400 shingle repair turned into something a lot more involved.

That story isn’t unusual. Roof leaks are sneaky. They don’t announce themselves with a sudden waterfall — they drip quietly behind walls, soak into wood slowly, and show up on your ceiling long after the real damage has already started.

If you live anywhere in the GTA — Oakville, Mississauga, Brampton, Toronto — you already know what our weather is like. Hot summers, wet springs, and winters that freeze and thaw and freeze again. That cycle is hard on roofs, and it creates the exact conditions where small weak spots turn into leaks faster than you’d expect.

Here’s what to actually look for, and when to stop watching and start making a call.

Your Attic Is the First Place to Check

Most people look outside when they suspect a leak. Makes sense, but honestly the attic gives you better information, especially early on.

Go up on a sunny day with the lights off. If you can see daylight coming through anywhere near the edges, around vents, or along the peak — that’s a gap. Water uses those exact same paths. While you’re up there, look for dark staining on the wood or rafters, and press your hand against the insulation near the edges. If it feels damp or compressed, moisture has already been getting in.

That musty smell matters too. A lot of homeowners write it off as just “old house smell” but it’s often the first sign that moisture is sitting somewhere it shouldn’t.

Check Your Ceilings — But Don’t Stop at the Stain

A yellow or brownish ring on your ceiling is the obvious one. But there’s a few things people miss.

Bubbling paint is a big one. If the paint on your ceiling or upper walls looks like it’s puffing out or starting to peel from the surface, that’s water trapped underneath. It doesn’t always look wet — sometimes it just looks like bad paint.

Also worth noting: the stain is almost never directly below where the water is actually getting in. Water travels. It runs along a rafter or a beam before it drips, so the wet spot on your ceiling could be two or three feet away from the actual entry point. Keep that in mind when someone tells you they can’t find anything wrong directly above the stain.

What to Look for on the Roof Itself

You don’t need to get on the roof to do a decent visual check. A set of binoculars from the ground works fine for most of it.

These are the things worth looking for:

  • Missing or lifted shingles. Even one missing shingle leaves the underlayment exposed. GTA windstorms are rough on shingles, especially anything over 10 years old.
  • Curling or cracking. Shingles that are curling up at the corners or showing surface cracks have dried out. They’ll let water underneath during heavy rain.
  • Granules in your eavestroughs. After a storm, check inside your gutters. A handful of granules is normal. A significant pile means the shingles are breaking down.
  • Damaged flashing. The metal strips around your chimney, vents and roof edges are a common entry point. Rusted, lifted or cracked flashing needs attention.
  • Soft or sagging areas. Any section of the roof that looks like it’s dipping is a sign the decking underneath may already be water-damaged. That one shouldn’t wait.

Your Eavestroughs Matter More Than You Think

Blocked gutters are one of the leading causes of roof edge damage and basement water issues in Ontario. When eavestroughs fill up with leaves and debris, water backs up and sits against your fascia board and the edge of your shingles. In winter, that water freezes and expands, forcing its way under the shingles — that’s where a lot of ice dam damage actually starts. If your gutters are overflowing during rain or pulling away from the fascia, it’s worth sorting out sooner rather than later. After a Heavy Rain — Do This

Give it 24 to 48 hours after a significant storm and then go check your attic again. Bring a flashlight this time. Fresh water marks look darker than the surrounding wood and will feel slightly damp. Run your flashlight along the underside of the roof decking slowly.

Pay extra attention around anything that pokes through the roof — skylights, plumbing vents, chimneys. These are the most common leak points on Ontario homes and they’re often the last place homeowners think to look. If you’ve noticed dripping or condensation around a skylight, it’s usually the flashing around the frame that’s the problem, not the skylight glass itself.

When It’s Time to Call Someone

There’s a reasonable amount you can keep an eye on yourself. But there are situations where you just need someone up on the roof.

If your roof is getting close to 15 or 20 years old and hasn’t had a proper look in a while — that’s a good enough reason on its own. Most shingle roofs in Ontario start showing wear around that mark, especially if the ventilation in the attic isn’t great.

If you’re actively seeing water stains, damp insulation, or anything sagging — don’t wait. A professional roof inspection gives you a clear picture of what’s going on without any guessing. It also means if something small needs fixing now, you catch it before it turns into something much bigger.
